Private Residential Tenancies Scotland (PRT)

Since 1st December 2017, all tenancies created in Scotland are classed as a Private Residential Tenancy and don't have a pre-determined tenancy end date.

 Note

You will need access to Admin, to edit your default settings. Your appointed office Admin will have access to these permissions

In order to create a PRT on Jupix:

  1. Click Admin on the main homebar
  2. Click Lettings Configuration
  3. Alongside Lettings Settings, click Edit
  4. Scroll down to the Lettings Management Settings section. Change the default Letting Term to 0
  5. Ensure the Letting Term Type is set as Months
  6. Click Save

Now, when starting a new application, you'll be able to click Private Residential Tenancy from the Lease Type dropdown menu.

This will create a tenancy with no Tenancy End Date or Tenancy Renewal Date, unless required.

When setting the tenancy to Preparing, you no longer have pre-filled dates within the Tenancy End and Renewal Dates fields.

The tenancy record will show Periodic as an end date, but on reports, the tenancy end date will show as None to differentiate it to actual periodic tenancies.

You'll be able to click Start Renewal Process at any point during the tenancy to set the tenancy to Not Renewing.

Should you wish to set up a Rent Review, you can do this by Adding a Safety Certificate type of Rent Review.
