Changing government legislation
We have received the below guidance from The Letting Centre regarding changes to the Section 21 Form 6A and Section 8 Form 3 documents, due to changing Government Legislation.
"The Letting Centre takes the view that it is no longer possible for us to supply the Section 21 and Section 8 prescribed forms due to legal uncertainty. Since 2020, the only way for landlords and agents to use the correct ‘official form’ with certainty is by downloading the latest form from the Government website, and some legal experts disagree about the validity of other versions of these forms being supplied by external providers. This is not an ideal situation when the success of a possession action can be determined by a dispute over the standard wording of the possession notice and is further compounded by current practice where the Government give little or no notice of the introduction of a new version of the prescribed form - hence making previous versions invalid.
The Government versions of the prescribed forms can be accessed via the links below but you should check with your legal advisor to ensure that the correct notice is served.

If you have downloaded and created your own version copy of the The Letting Centre Section 21 Form 6A or the Section 8 Form 3 Notices, we would strongly recommend that you do not use these, but instead refer to the Government versions linked above
What does this mean for Jupix

Due to the changing nature of the legislation at present, we recommend that you deal with the Section 21 Form 6A and Section 8 Form 3 Notices OUTSIDE of Jupix to ensure that you are issuing the very latest Government document
The latest documents can be accessed here.
Once you have downloaded and completed the document, save it to a shared location on your Network Drive - e.g. C:\Jupix\Section 21 and 8 Letters or similar.
You can then link the document to the Notes of the relevant Tenancy Record by following the steps in The Notes section.
